      Every Commission begins with a dedicated Alignment Session. This is our essential first step together—a deep-dive exploration designed to ground your vision in reality.

      This session is as much for you as it is for us. While we map out the structural potential and regional logistics of your site, it gives you the space to experience our working style firsthand. It’s a moment to ensure our values, our vision, and our creative chemistry are perfectly in sync before we commit to the journey ahead. It is how we move together from "possibility" to a clear, protected roadmap, ensuring the path forward feels right for everyone involved.

    • The Placement Offer:

      Following your Alignment Session, a formal Placement Offer is presented. This includes a comprehensive, custom-tailored scope of works and a transparent investment roadmap for our partnership.

      We offer a sophisticated, end-to-end service experience that combines high-touch, in-person site visits with a streamlined remote consulting framework—delivering Minted expertise to your location, Australia-wide.

    • Tailored placement investment quoted at time of placement offer.

      A dedicated partnership with Tess and our senior studio to establish the vision, spatial flow, structural aesthetic design, and interior narrative for your entire property - inside and out.

      Full management of the ‘Minted to Build’ transition, including the coordination of third-party services required for your specific requirements such as drafting, surveying and structural engineering.

    • The Master Specification:

      Delivery of a granular, bespoke design set covering every surface, structural modification, and wet-area detail, ensuring your build team has a foolproof execution blueprint.

    • Global FF&E Curation:

      Exclusive sourcing and procurement of globally curated finishes, custom furniture, and rare lighting, managed with total quality control from order to install.

    • Project Guardianship:

      Continuous on-site consulting and builder collaboration throughout the construction phase to protect the design intent and mitigate regional logistical risks.

    • The Final Curation & Styling:

      Complete landscape and interior styling, including artwork placement and textile layering, to reveal the finished home in its most elevated state.

    • Outcome:

  • As a successful Portfolio Placement applicant you will be offered a digital or in-person 1:1 Alignment Session with Tess Beagley, Minted EL Founder and Head Designer.

    This session is a dedicated hour for you and Tess to explore the 'why' behind your project. It is a shared exploration of possibility, designed to ensure our values and creative chemistry are perfectly in sync before we commit to the journey ahead.

    Session Investment: $1,200, providing you with an immediate technical roadmap and regional feasibility audit consulting.

    If alignment is found, you will be offered a tailored project proposal clearly laying out the ultimate journey to achieve your very own tailored version of elevated living.

    Your proposal acceptance secures you one of the strictly limited Portfolio Placements offered each year.

  • In the traditional design world, you usually have to choose: you hire a landscape designer for the ‘outside’, an architect for the ‘structure’ and an interior designer for the ‘inside.’ Often, these professional visions never truly meet, and the client is left to bridge the gap in logistics and supply themselves.

    Minted Elevated Living is, to our knowledge, the only regional firm in Australia providing a completely seamless, high-spec integration of Interior Design, Landscape Design, build and renovation concept design and global product procurement.

    We don’t believe your lifestyle stops at the glass doors. That’s why we technically specify and supply integrations like a 10-meter outdoor built-in garden sofa (see our Santorini Landscape Project) with the same ergonomic and durability rigour and specifications as the custom interior sofa we personally design for your lounge room. It’s why we source one-off pieces like a Moroccan Selenite chandelier to hang in an outdoor courtyard and develop design specifications to create white rendered arches fabricated from local boat metal.

    By owning the entire process—from micro-millimeter technical diagrams to the actual supply, on-site independant design specification consulting and styling of bespoke global pieces—we remove the regional barriers to elevated living. We provide a level of curated, end-to-end stewardship that was previously only available in major global cities, bringing it home to the places that deserve it most.

  • Minted operates on a residency-based model to ensure the absolute integrity of our artisanal partnerships. By synchronising our commissions into "Intakes," we allow our collective houses to focus exclusively on our projects for a dedicated window. This guarantees that your pieces aren't just "ordered," but are crafted within a focused period of artisanal excellence.

  • Exclusivity requires time. To maintain the uncompromised level of detail required for a Portfolio Commission, we only accept a limited number of new architectural partnerships each intake round. This ensures that Tess and our design and curation team can provide the deep, focused attention your home deserves.

  • The luxury of the Minted experience is its adaptability. We will explore the scope of your vision initially in your briefing information. Whether you require a holistic Portfolio Commission or a singular architectural anchor via our Curations, we tailor the process to your project’s specific rhythm.

  • Yes - we complete between 1-3 state tours each year to visit client properties with projects in construction across various regional areas of Australia. We also host exclusive Minted client events bringing our like minded clients together across regions.

  • The creation of a landmark interior or landscape is a deliberate process. The journey from commission to final install and styling is dependant on the professional team you engage spanning from a few months to two years, depending on your builder schedule.

  • A Minted Commission is a total property activation. We don’t just ‘landscape’ or ‘decorate’; we partner with visionary regional clients to build Lifetime Memory Vaults. This often involves a multi-year journey—from initial architectural build plans and technical landscape specifications to full-scale interior renovations and ongoing lifestyle stewardship.

  • We trade in precision. Our team produces scaled, photo-realistic 3D visuals and technical elevation diagrams referenced to the micro-millimeter. This rigor ensures that the transition from a 2D dream to a 3D reality is flawless. We don’t believe in "good enough" for the regions; we believe in intentionality that delivers ultimate connection and comfort, lifestyle gains and aesthetic longevity.

  • We are resourceful problem-solvers. We don’t micromanage; we collaborate. We provide supportive design resources that empower regional trades to achieve elements they may have never attempted before—like custom boat-metal arches or specialised stone installs. We act as an ‘honest broker’ between you and the project team, solving technical hurdles on the fly to keep the momentum of your build moving.

For our Minted Santorini portfolio commission, we curated procured bespoke tiles from Italy, handmade Zellige from Morocco, and crystal chandeliers from Marrakesh, while utilising local boat-metal fabricators, reclaimed regional timbers and our WA made upholsterer partner. We use our Minted Network Leverage built over decades to ensure quality control and priority delivery, even in remote locations.

  • Our relationship doesn’t end when the furniture arrives. We stay for the ‘coffee and gardening’ phase. Our portfolio commission clients are lifetime relationships we support to nurture the garden and the home as they grow, ensuring the lifestyle we designed together is fully realised over time.
