In the traditional design world, you usually have to choose: you hire a landscape designer for the ‘outside’, an architect for the ‘structure’ and an interior designer for the ‘inside.’ Often, these professional visions never truly meet, and the client is left to bridge the gap in logistics and supply themselves.
Minted Elevated Living is, to our knowledge, the only regional firm in Australia providing a completely seamless, high-spec integration of Interior Design, Landscape Design, build and renovation concept design and global product procurement.
We don’t believe your lifestyle stops at the glass doors. That’s why we technically specify and supply integrations like a 10-meter outdoor built-in garden sofa (see our Santorini Landscape Project) with the same ergonomic and durability rigour and specifications as the custom interior sofa we personally design for your lounge room. It’s why we source one-off pieces like a Moroccan Selenite chandelier to hang in an outdoor courtyard and develop design specifications to create white rendered arches fabricated from local boat metal.
By owning the entire process—from micro-millimeter technical diagrams to the actual supply, on-site independant design specification consulting and styling of bespoke global pieces—we remove the regional barriers to elevated living. We provide a level of curated, end-to-end stewardship that was previously only available in major global cities, bringing it home to the places that deserve it most.

The creation of a landmark interior or landscape is a deliberate process. The journey from commission to final install and styling is dependant on the professional team you engage spanning from a few months to two years, depending on your builder schedule.

The Signature Curations Pathway is our streamlined design and supply service, designed for those who already have their project team in place and don’t need detailed or highly customised design specifications but want the unmistakable Minted signature aesthetic.
This pathway focuses on providing immediate access to our exclusive global supply network and curated signature design direction without the full-scale project management or the intensive time constraints of a custom elevated Portfolio Commission.

While a Commission involves multi-year architectural oversight and micro-millimeter site consultation, a Signature Curation is focused on the ‘Finishing & Furniture’ phase. We provide the technical design vision and the procurement of bespoke products to executed the Minted signature standard—such as our Italian tiles, timber flooring Moroccan Zelliges, textiles, artwork, floor rugs, lighting, and bespoke stunning quality furniture—while you and your builder manage the day-to-day construction on-site.

This session helps us understand your unique goals and challenges and is the perfect way for you to check that Minted is the service for you, before entering longer project placements.

Tess will co-author your Blueprint plan through a proven Minted signature, strategic process that establishes design authority and logistical certainty, helping you to problem solve challenges in real time. Following the session, you receive a custom-curated project vision, including colour and material direction, a concept level (non-scaled) layout sketch of proposals suggested. You will also gain a custom blueprint to guide your project, which offers significant standalone value.

As your ‘Principal’ (see Page 6), we take full accountability for specifying, sourcing, and managing the complex logistics of every product. We own this process from the global supplier to your regional site.

We are your strategic partner during the crucial pre-construction phase. Our value extends beyond design; we provide critical insights into supply chains and material costs. This allows you to make smart, value-based decisions before the build begins—identifying where to invest and how to allocate your budget effectively.
Team Collaboration & Design Integrity

Goods We Procure as Principal (Your F.F.&E. Budget)
This covers the items we source, sell, and deliver directly to you. We take full logistical and financial accountability for these products which are specified from our fully vetted and trusted supply partners who we have been working with for over a decade.

2. Materials Specified for Builder Procurement
This category includes items that are integral to the construction and must be procured and managed by your engaged builder, often aligned with building standards and codes your builder takes liability for.
We are still your designer and specifier for visible items. We will create the full design and specify the exact material, finish, and supplier.
Your builder is then responsible for the final site measure, ordering, and installation. This ensures a single point of accountability for these high-risk, site-dependent items. This category includes:

No. We are your Independent Client Partner, Design Authority and Procurement Specialists. we do not manage or hold contracts with any thrid party working on your project. We connect you with vetted, regional-ready options to consider - your decision to use them, your contracts and direct project management relationship with these parties are your choice and entirely independent from Minted Elevated Living.
This allows Minted to be your trusted independent partner, providing detailed Design Specifications, specialist Procurement and project consulting to help you navigate and mitigate the risks of a complex regional build, without taking on the role (or liability) of project management.
Minted’s network, regional logistic service and support provides you with operational support to streamline your experience and that of your construction team, all the way to elevated living. We provide advice on spatial management, design specifications and the FF&E we specify and supply for your project only, and we do not profess to have any architectural or building qualifications. We do not hold contracts with third parties (Builders, Architects, Trades).

No. We develop sclaed and detailed spatial project plans to help you explore the design first options and to create a strong brief prior to connecting you with a preferred third party architect or drafting agent to draft construction, council ready plans.
