  2. 60-Minute Velocity Blueprint Session
    We meet for a focused session to lock in all key material, lighting, and hard finish decisions.

  3. Handover & Specifications
    Within 48 hours, receive your final Specification Ledger—ready to hand directly to your builder or trades.

  • It is Minted Elevated Living's entry service for all build, renovation, landscape design, interior design, and furnishing projects across Australia. It is a 1:1, 60-minute consultation with Founder Tess Beagley to capture your vision, offer real-time solutions, clarify project options, and establish a proposed project plan to execute. This session helps us understand your unique goals and challenges and is the perfect way for you to check that Minted is the service for you, before entering longer project placements.

  • Tess will co-author your Blueprint plan through a proven Minted signature, strategic process that establishes design authority and logistical certainty, helping you to problem solve challenges in real time. Following the session, you receive a custom-curated project vision, including colour and material direction, a concept level (non-scaled) layout sketch of proposals suggested. You will also gain a custom blueprint to guide your project, which offers significant standalone value.

  • Yes, the session is available via Zoom or in person, wherever you are based in Australia. Minted's service model was designed for remote work and servicing regional people.

  • The trust in our remote service comes from our award-winning, decade-developed system, which includes photo-realistic visuals, a dedicated Project Dashboard for live status tracking, our integrated procurement model and our network of preferred third party professionals and freight services giving you a single point of accountability for design integrity and complex regional supply logistics, regardless of your location.

  • Yes - we complete between 1-3 state tours each year to visit client properties with projects in construction across various regional areas of Australia. We also host exclusive Minted client events bringing our like minded clients in each region together.

  • Design & Curation

    We translate your lifestyle into a cohesive design narrative. We guide you through the complex world of finishes, fixtures, and materials, curating selections that elevate the design and align with the soul of your project.

    World Class Design Specification

    We develop detailed spatial plans, design elevations, scaled cabinetry design, detailed scaled drawings, material application specifications, World Class 3D visualisations of your space and Fixtures, Finishes and Equipment schedule, providing you with a detailed, scaled and specific set of design documentaion to guide your build team.

    Procurement & Delivery

    As your ‘Principal’ (see Page 6), we take full accountability for specifying, sourcing, and managing the complex logistics of every product. We own this process from the global supplier to your regional site.

    Strategic & Market Insights

    We are your strategic partner during the crucial pre-construction phase. Our value extends beyond design; we provide critical insights into supply chains and material costs. This allows you to make smart, value-based decisions before the build begins—identifying where to invest and how to allocate your budget effectively.

    Team Collaboration & Design Integrity

    We provide our detailed specifications, drawings, and procurement schedules to your chosen builder and architect. As a key partner, we perform periodic site reviews (as outlined in your project scope).

    The purpose of these visits is not to supervise construction; it is to collaborate with the build team to protect the design integrity and ensure the vision is executed as intended.

  • We are specialists in streamlined procurement and delivery service, even to remote locations. We supply the very best bespoke materials, furniture, lighting, and décor from our trusted network of quality supply partners. Our process means a consolidated invoice, one contact, trusted suppliers and leverage of our established decade long supplier and freight relationships to facilitate a streamlined experience.

  • Our liability is limited to 100% of the fee payable for the service (to the maximum extent permitted by law). We are not liable for consequential loss. We are not responsible for inaccuracies of third-party drawings, non-conforming building works, or the capacity of third-party trades and suppliers.

  • We manage the entire supply chain, including quoting, supplier communication, and organisation of logistics (freight, storage, and install) leveraging our trusted network to meet your construction milestones. This minimises stress and risk for complex regional projects. De-risking your Project:

    By managing procurement, we eliminate the risk of costly specification errors, supplier misinterpretations, or counterfeit materials, which are common when design and procurement are fragmented.

    One Point of Accountability:

    You have a single point of contact responsible for the entire process. If there is an issue, we own it and we solve it. We warranty the outcome, not just the idea.

    Design Integrity:

    Our designs are not just concepts; they are buildable, procurable realities. Our exclusive supplier relationships, freight networks and deep product knowledge are part of the service you are engaging.

  • Our "Principal" procurement model is designed to give you a seamless service for all specified finishes and furniture. To ensure the correct professional is accountable for the right task, we separate project materials into two categories:

    1. Goods We Procure as Principal (Your F.F.&E. Budget)

    This covers the items we source, sell, and deliver directly to you. We take full logistical and financial accountability for these products which are specified from our fully vetted and trusted supply partners who we have been working with for over a decade.

    This category includes:

    • Furniture, Decor & Artwork

    • Tiles

    • Tapware, Lighting & Fittings

    • Custom Upholstery & Textiles

    • Bespoke Wall Linings

    • Floor surfaces such as genuine timber floors, tiles and pavers.

    • Custom furniture

    2. Materials Specified for Builder Procurement

    This category includes items that are integral to the construction and must be procured and managed by your engaged builder, often aligned with building standards and codes your builder takes liability for.

    We are still your designer and specifier for visible items. We will create the full design and specify the exact material, finish, and supplier.

    Your builder is then responsible for the final site measure, ordering, and installation. This ensures a single point of accountability for these high-risk, site-dependent items. This category includes:

    • Stone Slabs (for benchtops and fireplaces)

    • Cabinetry Materials (e.g., specific laminates, veneers, hardware)

    • General Construction Materials

  • We are specialists in full-service Interior Design, Landscape Design, and Build/Renovation Consulting and Procurement of all non-construction materials. We focus on world-class design, to-scale spatial planning, material selections, and streamlined procurement services, achieving your ultimate style in a highly functional way.

  • No. We are your Independent Client Partner, Design Authority and Procurement Specialists. we do not manage or hold contracts with any thrid party working on your project. We connect you with vetted, regional-ready options to consider - your decision to use them, your contracts and direct project management relationship with these parties are your choice and entirely independent from Minted Elevated Living.

    This allows Minted to be your trusted independent partner, providing detailed Design Specifications, specialist Procurement and project consulting to help you navigate and mitigate the risks of a complex regional build, without taking on the role (or liability) of project management.

    Minted’s network, regional logistic service and support provides you with operational support to streamline your experience and that of your construction team, all the way to elevated living. We provide advice on spatial management, design specifications and the FF&E we specify and supply for your project only, and we do not profess to have any architectural or building qualifications. We do not hold contracts with third parties (Builders, Architects, Trades).

  • No. We develop sclaed and detailed spatial project plans to help you explore the design first options and to create a strong brief prior to connecting you with a preferred third party architect or drafting agent to draft construction, council ready plans. We do not draft construction, engineering, or architectural drawings. We contract and collaborate with specialists in these fields to execute our projects
